The Maintenance Director is responsible for the overall maintenance and repair of the building and grounds.

Key responsibilities include:

• Implementing preventative maintenance programs
• Coordinating compliance with local, state, and federal building codes, MSDS, OSHA, EPA regulations and fire codes
• Coordinating engineering contractors and venders making sure insurance and licenses are current
• Conducting regular inspections of Life Safety Systems including fire extinguishers ! and sprinkler systems
• Coordinating annual apartment maintenance schedule and completion
• Coordinating necessary repairs and maintenance in apartments and common areas including refurbishment for move-ins
• Ensuring that the outside of property is maintained including landscaping and snow removal
• Coordinating the removal of garbage and trash for the property
• Preparing and following approved budget
• Maintaining inventory control for all general supplies, parts, and equipment for necessary repairs and maintenance
• Maintaining utility consumption and expense files

We seek the following qualifications:

• Must have a high school diploma or GED
• Must have a minimum of 5 years of professional Maintenance experience including experience in supervision of maintenance staff
• HVAC certification is a plus
• Experience with state Life Safety Regulations is helpful
• Must h! ave adequate computer skills
• Must have knowledge of plumbing, ! electrical, HVAC and construction
• Budgeting experience is preferred
• Must enjoy working with the senior population
